Home Loan Pre-approval: What You Need to Know

Pre-approval shows you understand your budget, documents are ready, and a lender is willing to consider your application once you find a property.

What is pre-approval?

Pre-approval is a lender's agreement to lend up to a set amount, subject to property valuation, final income verification and usual conditions. It's not a guarantee, but it is a strong signal that you've been assessed and meet lending criteria.

Why get pre-approval?

  • Know your budget: You can focus on properties within your approved range.
  • Seller confidence: A written pre-approval shows you can finance the purchase.
  • Speed at settlement: Paperwork is already prepared and assessed, reducing final approval delays.
  • Review options: You have time to compare lenders before deciding.

Steps to pre-approval

Step 1

Gather documents

Payslips, tax returns, bank statements, ID, and details of debts or commitments.

Step 2

Contact a lender or broker

Provide basic info: income, deposit size, property budget and employment status.

Step 3

Formal assessment

Lender reviews documents, checks credit file, confirms expenses and calculates borrowing power.

Step 4

Conditions & approval

Lender outlines any conditions (e.g., property valuation, final payslip, satisfactory credit report).

Documents you'll need

Personal ID & Employment

  • Passport or driver's license (current)
  • Last 2 payslips
  • Employment letter or contract (if self-employed, last 2 years tax returns)

Financial Statements

  • Last 3 months bank statements (showing deposits and regular expenses)
  • Last 2 years tax returns and notices of assessment
  • Recent superannuation statement (if relying on super co-contribution)

Debt & Commitments

  • Credit card statements (last 2 months)
  • Car loan, personal loan or HECS-HELP details
  • Rent receipts or mortgage statements (if you're currently renting or own property)

Common delays and how to avoid them

Gaps in bank statements

Fix: Provide a complete 3-month history. If a statement is missing, request from your bank or provide a letter explaining the gap.

Unexplained deposits or large cash payments

Fix: Be ready to explain any lump sum deposits (gifts, inheritance, bonus). Lenders need to confirm it's not borrowed.

New credit accounts or recent enquiries

Fix: Avoid opening new credit cards or applying for loans during the pre-approval window. Multiple enquiries can lower your credit score.

Self-employed applicants without current financials

Fix: Prepare detailed profit & loss statements and at least 2 years of tax returns. Some lenders require accountant-prepared statements.

After pre-approval

Pre-approval is valid for 90 days (roughly 3 months). Once you have an offer accepted on a property:

  1. Inform your lender and provide the property details.
  2. The lender will arrange a valuation to confirm the property is worth the purchase price.
  3. Provide any final documents (updated payslips, clear credit report).
  4. Once conditions are met, move toward formal loan approval and settlement.
