Settlement guide

Mortgage discharge when refinancing

Discharge is the step where your old lender releases its mortgage so the new lender can settle your refinance.

What mortgage discharge means

Your current lender must be paid out and remove its mortgage from the property title. This happens at refinance settlement after approval and loan documents are completed.

Discharge authority form

Most lenders require a signed discharge authority. It tells the lender you intend to refinance and allows them to prepare payout figures for settlement.

Common delays

  • Late discharge form submission
  • Incorrect borrower or loan details
  • Fixed-rate break cost confirmation
  • Outstanding loan documents or settlement booking issues
  • Title or ownership details requiring extra checks
